A one-page version of TXR 1501 covering full or showing-service-only representation of a buyer or tenant in a residential transaction.
It is effectively two forms in one. The broker either provides Full Services, meaning best-efforts representation, or Showing Services, meaning property access for a flat fee. Either way it establishes an exclusive agency relationship and a fiduciary duty to the client.
The form defines two terms that decide its reach: “acquire”, meaning purchase or lease, and “market area”, the geographic part of Texas where the broker will represent the client.
Use it when
- You want a representation agreement without the length of TXR 1501
- You are providing showing services for a flat fee but still acting as the client's agent
- The transaction is residential
Not for
- Non-agency showings where you give no advice. That is TXR 1508.
- Transactions outside the market area written into the form.
