Property Showing and Representation Agreement

The term cannot exceed 30 days, and the agency it creates covers only the properties identified in it.
C.A.R.'s answer for a buyer who wants to tour a property but will not sign a BRBC. It authorizes the broker to tour a limited number of identified properties and to represent the buyer in acquiring only those.
The agency it creates is limited to that showing. It does not grant the right to represent the buyer in any later transaction, and it does not lock the buyer into exclusivity.
Like the BRBC, it carries a grid in paragraph 4 covering the basic terms of representation, and that grid has to be completed in full.
Use it when
- An open house or walk-through where the buyer wants you along without committing
- A short list of specific properties you can identify in the form

- An ongoing buyer relationship. It is not a substitute for the BRBC.
- Properties not identified in the agreement
- Anything expected to run past 30 days

- How is the PSRA different from the BRBC?
- The PSRA is limited: a maximum 30-day term, only the properties identified in it, and no exclusivity. The BRBC is the ongoing exclusive representation agreement and can run up to 90 days.
- Can I use a PSRA instead of a BRBC?
- Not for an ongoing relationship. It is designed for a limited tour, and using it as a substitute leaves you without a representation agreement for anything beyond the identified properties.
